Hey @Gregory Shinn! I'm trying to get my feet wet in Harford County as well. I haven't flipped a house yet, but I'm getting close. My strategy is the same as yours, buy and flip before buy and holds. I'm located in Aberdeen. I used BP for my education as well! Good to see other local investors on here.

@Charles Parish I was planning on going that route. I just like to be a little ahead of the game! And I will definitely message you about the discounts.

@Account Closed Looking to invest in a flip soon. I want to have at least a few lined up so I can get estimates quickly.

I'm having the hardest time finding General Contractor leads in Harford/Cecil/Baltimore County. Does anyone know of or can point me in the right direction of some quality GCs?

I've been building my business since the beginning of the year and am ready to dive into my first flip. I've bought, "The Book on Flipping Homes" from Bigger Pockets and have been using the Flip Formula to calculate the potential investments on several properties.
I would love to learn from any investors in the area who have performed buy and flips. This would help me two-fold; to reassure that I'm on the right path with my finding of properties and to aid in raising my own capital, since banks do not trust rookies!
Looking forward to getting started and learning!
