I have no idea but wouldn't using an attorney to handle the transaction protect you?  They may also be able to handle the background search for you also if you don't feel comfortable doing it on your own.  Good question!

There are other manufacturers of cement siding besides James Hardi.  All of the alternate brands are much less expensive and are just as durable.  The trim boards are were most cement siding jobs go wrong with lack of maintenance.  Most use Mirtec or similar produce and they are not solid cement and fiber.  They are pressboard covered in a cement coating and the ends are ceceptible to moisture if not primed during installation and painted and maintained.  If you go vinyl, be careful about the installers, some just don't know what they are doing.  You have to watch what they are doing and be absolutely sure the flashing is done correctly.

As a GC, I completely agree with Brian.  In addition to his point, In a rehab situation, time is money and when you get a buyer involved the process will slow significantly.  I would much rather build a spec house than a custom because of the time it takes someone to make a decision.

Thanks for the welcome!  My eyes are burning from reading so much.  Thought I had a great buy lined up I found today but just went under contract today.  Missed it by a couple hours.  The search continues.

I am looking forward to the great advice here on this site.  I have been a GC for the past 14 years and its time to step up and do what I intended to do from the start.  I have a lot to learn, I know that is for sure.  I plan on attending the webinar and look through as much of the old material as possible.  I thought there was no way I could move forward with this without deep pockets (which I don't have).  Just need to learn the ropes.  My wife is on board with me in this adventure and we are looking forward to replacing here current income.
