Scott Sankhi holding on to cash for too long is risky also. Cash depreciates quickly these days

Would like to hear from investors who bought at the top of the last bubble and made it through till now with positive cash flow this entire time.

I am finding lots of articles about how this time it's different. 

lending standards are higher, 

Average equity is higher

etc etc

I appreciate the detailed reply. That is some good feedback. 

I am in the middle of a refi I will be getting about $200K cash. 

1 option is to keep my cash on hand and wait for this market to turn down. Get some things on the down, ride to the bottom then enjoy it all the way back up. 

Another option is just try to invest smart. I was thinking someone might say something like, any market can be good for investing as long as you cash flow and hold.

Few would deny that the market is cyclical. It goes up for a few years then down for a few and repeat. 

I want to hear from other investors your thoughts about how to handle this. We are nearing that top (especially in my area) and it scare me a little. I want to keep investing but I worry about timing. Should I hold on to my cash and wait for the downward cycle to begin?

There are markets that have $50k as minimum price range SFR and markets that have $500K as minimum What's your favorite price range/market? Why? Higher price seems tired with higher appreciation potential
