Thank you both for the information. I try to run my own numbers and adjust to meet my goal for a cap rate. As far as I have read there is no way of truly comparing apartment buildings d/t being a commercial property. Should I be attempting a comparison for these types of property?

I have been either utilizing the listed cap rate or I subtract the expense from my estimated yearly income and divide by the purchase price.

Example: 300,000 project, rental income less expenses is 30,000.  30000/300000= .1 or 10% cap rate 

This is just how I have done it if you know a better way as always I am willing to learn.

I know this may be a fairly basic question, but I am attempting to figure the monthly payments on properties I would like to purchase. I understand that my CAP rate will not include the mortgage payment so I want to ensure my deals still show some profit for myself. Is there a good way of calculating how much a building will cost me monthly? Thank you for the help!!

My name is Jason Mittenzwey and I am new to real estate investing. I currently reside and would like to start investing in the Pittsburgh area. I am currently working toward my first deal. I would ultimately like to focus on apartment buildings, but am willing to venture into all aspects of real estate. I currently work as an RN and would like to retire from this career once my investments allow. I have a five year goal in place to earn enough to retire. Any help or advice from those in the apartment world is welcome. It may sound stupid to you vets but I am currently hung up on how to make an offer on a property (paperwork wise).
