I owe 128k on a mortgage for a rental I have. 

If I want to sell it, can I owner finance?  I.e. Can I negotiate a sales price of 185k and get 10K and get the other 175k over 20 yrs w 5.25% interest?

Would the mortgage holder put a stop to this?

I am currently selling a house that needs some work (10K siding replacement) and updating but is still rentable. It is a house that would list for 250k after updating (2300 sq ft 4/2) but the layout is poor.

I currently owe 128k on the house and someone offered to take my note +10K +400/month for 100 months.

Does anyone have any experience with these type of deals if so what interest and paper work do you use for the transaction?

It is just aesthetic fixes and updating that need to be done.  Everything is great structurally and it is move in ready if someone wanted to update room by room.

Currently I have it listed with a realtor

I have a rental that I have owned in for 9 years that I am looking to sell.  If fully remodeled it would sell for around 260k (2300 sqft 4br/2ba) but I don't have the time or expertise to maximize the remodel.  I estimate the remodel to cost in the range of 20k so there is money to be made.  What is the best way to market towards flippers or people willing to do the work.  Right now the only people viewing are low income buyers because the price is set at 215k.

I have the opportunity to buy 4-5 Section 8 duplexes in Louisiana

Can anyone share any success or disaster stories in this area?  I have several rental properties now but no section 8 so I am worried about the unknown
