I’m using the brrrr strategy when should I refinance before or after I rent out the property. If after I rent it out will the appraiser have to come in the property with the tenant there

the property is in a llc I’m also look to continue from what I understand is that the fanny mae route will keep you from having more than 10 properties is everything still the same for an llc??
