 I've come to appreciate townhouses as rentals, specifically for the ease of yard maintenance.  I had a rental property with a gorgeous backyard in Charleston at one point, and it became problematic keeping up with it.  My vote is for small & simple yards, especially for rentals.

Hello BP community!  I'm relatively new to this forum, but not to real estate investing.  I'm a licensed real estate agent in NC and SC, and own a portfolio of investments in the Carolinas, looking to connect and network with like minded individuals.  I look forward to meeting you, and hope our connection leads to your next deal!

Investment Info:

Large multi-family (5+ units) other investment in Mauldin.

Purchase price: $26,000,000
Cash invested: $50,000

Purchased shares as a limited partner in a real estate syndication to acquire a 108 townhome rental community in Mount Pleasant, SC. Property plan is to bring rents up to market rates with renovation and neighborhood upgrades over a 3 year period, expecting ~8% dividend yields, and capital return in year 3.

How to respond depends on whether you want to keep him as a tenant.  Sounds like you want him gone.  The way I write my leases, they auto-renew on a year to year basis unless there is written communication 60 days before expiration.  Recommend you include that in your leases in the future.  Have you researched the laws in Tennessee on giving noice?  They vary by state.

Not a bad price for southend! 
Yeah, I actually bought it several years ago.  That’s not today’s price.  When I added it to my profile it defaulted to today, and I couldn’t find a way to change the date.  It’s current value is in the low $500’s, so it’s been a nice ride.
