@Joe Splitrock Thank you Joe. My sentiments exactly. They actually hired some kid in the neighborhood and if that’s their prerogative, then all the better. End of the day, the lawn is cut as per lease and the precedent is set!

@Scott M. First of all thank you for the feedback! And the lawnmower in question came with property upon purchase and the existing lease mandated the lower tenant to take care of all shoveling and lawn care. My addendum also mandates this for lower tenant however it is vague on source of lawnmower for all of these reasons. Now the tenant claims blades need to be sharpened however the grass was allowed to grow about a foot high so even the sharpest blades will not get through that. I would just provide a new one and be done with it but I’m not sure that’s the problem....

What are the legal ramifications of providing lawnmowers to tenants? I have been told multiple things. One, never provide a lawnmower as you are now legally responsible for any accident that may occur. Two, the owner is responsible for the means to keep grass cut during the growing season. I’ve also been told to provide, however, include a bill of sale and “sell” to tenants.... any thoughts?? Thank you all..

@Jimmell J Swan in the process of applying for preapproval, I believe a hard inquiry will open your report up for a two week period in order for you to shop around once the inquiry was made. That was my understanding. Please correct me if I’m wrong in later comments.

@Brian Plajer the reason I ask is because if cash flow decreasing is not an issue as it would with a cash out refinance as your PITI payment would go up, I actually did both maneuvers on my primary. I first cash out refinanced and my payment went up roughly 150 monthly. However I used the cash as down payment on a SFH. Then I took out a heloc and used as down payment on a duplex. Pay it down and repeat.
