I appreciate the feedback; you bring up some very good points that I had not considered.  The analysis is really a practice run to see what types of things I may have missed or how off I am with the numbers.  I don't expect to get the property for $60k below asking price, but I could potentially make an offer that low and see.  I don't know much about Section 8, either, so I need to research that.

I am definitely struggling to find 4 family properties in the area. It seems that most are 2-3 family converted older homes. If the cash flow works, I will certainly consider 2 or 3 units. Thanks for the input.

I’m looking to buy multi family units (starting with a 4 unit) in my local area and hiring a managing company for the day-to-day stuff. I would eventually like to get into larger unit commercial buildings.

Hello, I’m excited to be a part of BP and learning about real estate investing. I am a full time chiropractor in business for 15+ years and would very much like to get some passive income so I can back off on the number of hours that I have been working in my business. I am in the Greater New Haven, Connecticut, area and have the goal of purchasing my first investment property this year. I look forward to learning more and getting to know some of you!
