Thanks for all of your suggestions!

So we ended up cleaning all the bad areas we could with simple green and a hand razor and some electric hand sanding.  After I got a tile sponge and put polyurethane on by hand.  Whole house only took half a can and floors have a nice shine.  Very simple and inexpensive way to save a floor!!!

thanks everyone for your advice!  I will try to get a picture and post tomorrow.  The less work the better especially since I'm just using it as a rental and I was hoping to only have to send it in the future before I sell.

Just closed on a single family in the city of cleveland.  Mostly cosmetic work and trying to figure best economic decision.  Place has beautiful natural hardwood floors.  Should I sand/finish, stain/finish or just polyurethane them?

thanks for everyone's advice!  Agreed the best solution is to move on and find a more responsible tennant.

I just leased a duplex to a boyfriend girlfriend and two of their kids.  The tenant is now asking for their security back because they claim someone tried to break into their house.  Something is not adding up because just last week they were asking about us putting them into a different duplex because the noise across the street was too loud for them.  Then this morning I get a text message from the boyfriend asking if I had any one bedrooms available that he would be interested in.  I suggested that might not be enough room for the whole family and he said it was just for him.

One year ago I started a real estate investing company with my friend who has been investing for some time.  The first one tested my ability to withstand challenges and have patience with the process.  Dealing with troublesome labor and being taken advantage of helped drag this simple 2 bedroom home about six weeks long.  Finally when we did get it finished the plumbing was stolen the next night.  

After the first one we since then purchased many others also some by myself and some with other partners.  It has been fun learning this business!  I am very greatful for my dedicated team members who work really hard on these properties with me.  

My favorite part of this whole process is recreating what sometimes is an inhabitable dwelling to a clean functional home which I am proud to own and have my tenants live in.
