I just completed my first BRRRR. My insurance agent is strongly recommending I require any tenant to carry renters insurance, with me listed as an Additional Insured. Estimated cost is ~$25/month for $500k coverage and covers THEIR personal belongings, plus my house in case of their negligence.
Do you as an investor require this as well?

Good morning Qina. I would suggest you weigh the loss from advertising for another 30-60 days vs. placing a tenant now. Long term impact of bad selection now might outweigh the loss of revenues for an additional 30-60 days holding out for 'best' applicant. Might also consider reducing monthly rent and see if that attracts any new tenants that better meet your overall qualifications. Just my opinion :-)

Everyone has an opinion of course...but I would not worry too much about the past discretions all 6+ years ago. I would ask clearly about the medical collections - choosing not to pay for one bill means they could do same in other areas of their lives. Ask, but not sure I would be overly concerned myself. I am a new investor and looking to complete my first BRRRR! Rehab is being completed next week; hope to have renters in over next few weeks.
Have you used Rentredi.com or rentprep.com to complete background checks, credit check, etc.?
Any other suggestions on ways to have the tenant pay for screening, completely online?
