initially a loan officer will deny you but who cares ask to speak to the underwriter. 
those are the people who actually look at your loan.
if your DTI is high because of an investment property or an income producing asset, and you have proof of payments showing that it is producing income and paying for itself.

once you do this they do not count that as debt against you and will be able to approve you.

think about how people buy investment properties, after 2 your DTI is messed up. this is how you get around that. also put the properties in its own entities

I have scaled up my wholesale business and i have 9 deals currently in NJ/NY/PA. 4 great deals in newark NJ that i would like to partner with some one or find a private money lender to help me bridge the gaps so i can close on all of them.

my partner is a licensed contractor and we do everything ourselves. I have so much potential the deals speak for themselves.

all 4 of these newark properties have projected profit of over 100k

my contracting team can finish any of these jobs within 2 months

3/4 of these properties will be delivered vacant and ready to start construction asap.

all my listing have professional photographs, full online listings and zoning reports.

i am looking for a partner to help me grow. I have so much potential, i have a team and i want to be able to take us to the next level. i know i got the deals and in time i will be able to continue to grow my own capital.

Dmitriy K. Thank you for your response and your absolutely right i should not let this obstacle delay me any longer. I’m already working with a credit company fixing my credit. I think i will have to go the route of creating a limited partnership with some one with great credit because i would not want to get stuck with out being able to refinance due to my lack of credit. As soon as the property is rehabbed and rented i would like to refinance.
