I think the pricing data makes sense, but not for occupancy.  Occupancy is based on the timing of potential renters scheduling the property.  If I want a calendar year look, I can't look at August, 2021 to get an accurate look as to how many days that property will rent for the month.  Today, there might be 3 nights booked already for August, 2021.  If I looked again in May, there might be 12 nights booked.  If I looked the end of June, there might be 20 nights booked.  I am hoping there is a better way to look at projected occupancy.  Right now it is above my paygrade :-) 

My wife and I are looking to buy a house for a VRBO at Grand Lake in Oklahoma.  The goal is to find a house between $300K - $400K, 4 bedrooms/3 bathrooms, sleeps 10-12, lake view with a boat slip.  Are their market data resources, or other ideas, to find out information such as:

1.  How much should we rent it for?

2.  Over the course of a 365 day year, what is the realistic number of nights it will be rented (182 nights, 220 nights)?
