Hi we are new investors my husband and I, we are doing research on Detroit MI right now and we are wondering if anyone has any good insights on investing in Detroit.

The houses are in our budget with little to no rehab. Is Detroit worth investing in?

I have a great flip property or buy and hold

Butte, MT

190K

ARV 268K

Estimated repairs $40K

First yes ever! This is a pre-foreclosure home, but I have no idea how to respond correctly. Wanting to sound personal and genuine, do I just ask what price range they are willing to sell, or ask if there is any issues with the home, or for pictures of the home...?

I want to get this home under contract. Would it be proper for me to respond with, "I am an investor...ect...ect" or should I state that "I work with investors...ect...ect", does it even matter?

Regarding her question about more information, I want to express the fact that we want to help and create a positive outcome to a potentially rough situation without coming off as just some investor that wants to capitalize on this situation. Any suggestions on making this sound a bit more appealing to a potential seller?

I am most likely overthinking this but wanted to use my resources for any input before proceeding, hoping to make this happen!

Any help would be much appreciated :)
