Hello everyone!

About to close on my first multifamily property in Fort Walton Beach, Florida.

I've been reading The Book on Advance Tax Strategies, and I recognize the importance of a Tax CPA. I really need a reliable CPA that I can ask questions too, and one that will ask me questions as well.

Does anyone have any Tax CPA recommendations?

Hey Tracy,

Frank hit a really good point. Condos and townhomes are known to have HOA (Home Owner Assosciations).

They have a bad rap for being controlled by power hungry home owners and, like Frank said, those fees wear down your cash flow.

However, over here in the panhandle of Florida, some townhomes and Condos do not have HOAs. Just be sure to do some research on the MLS or zillow.

Hey Kostas, from some of the studying I've been doing, the climate and weather of your state's location will definitely effect how it was built, or what materials it has.

(Foundations-Slab vs. Pier and Beam- Which is better)---This is a youtube video that talks about different foundations for houses, and their cons and benefits. The type foundation that should be used depends alot on the climate and the geography of the property's location.

Congrats Matt, and thank you for the advice! I did some extra research on your two points, and I decided to blacklist those materials in my Criteria.

I work on the 15s for now, but I'm looking to retrain into contracting or/and commission.

After the 2005 housing boom, builders used Chinese drywall was being supplemented because of the lack of U.S drywall supply.
