In the late 80's after graduating high school I had it all figured out... I was going to purchase Carlton Sheet's NO MONEY DOWN course and college or job be damned! I'm gonna be a REI!
I learned a lot from that course- creative financing, motivated sellers, and that everyone I knew thought I should check into a mental health facility. Well opinions and lack of knowledge got the better of me so Ive pretty much worked in the bar/nightclub industry since then as a bartender. 
I've read several RE books over the years to spark the investor in me but a comfortable living can rob you of your entrepreneurial spirit.
