@Jamell Isiah hammock you can wholesale anything if you can get it for the right price. With that said, in my experience, it is very difficult to make a wholesale deal work when trying to purchase a property listed with an agent/broker.

Call every FSBO in your market and make them an offer. Don't go over 65% of the property's CURRENT value. See what similar homes have sold for within a quarter mile and do your best to compare and come up with an estimate on the property's actual value. After you start making offers and seeing what's out there, you'll start to get a feel for pricing property (no matter what anyone says it's not an exact science).

You don't need a "buyer list". Place the property on the MLS and sell it for 90-100% value to a cash buyer.
