Post: New Shopping complex construction costs

I am *Thinking* of venturing into commercial real estate via a small shopping complex project, around 10Ksqft. Since i am new to commercial real estate investment i need some help in estimating the ballpark cost per sqft number for construction, apart from land/permits. Just the construction part. 

For new complex do i need to provide only shell to the tenants and tenants finishes it? if so will tenant demand a credit for doing the interior.

I have a new tenant who wants to pay security deposit and first month rental through a check that is not coming from his account. I got a check from some business address, which tenant should not be related to, in my name for that amount.

Is it a red flag or can i accept that check as form of payment on behalf of tenant. Tenant's background checks out fine.

Is there anything that i should get in written from the tenant about this form of payment.
