 A common mistake investors make is associate "motivation" with money.

Motivation doesn't have anything to do with "getting more money" for their house.

Motivation could be speed of cash received, not the quantity of cash received.

We buy houses all the time from home owners where the house is in great shape...

Maybe the buyer just needs to close fast and is willing to accept a lower offer for that convenience.

About 70% of my leads are people that just don't want to deal with agents, or the uncertainty of getting their house sold, and are willing to accept a cash discounted offer in exchange for a guaranteed sale.

Sounds good! I have a slam dunk seller financing deal closing next week and I'm pushing seller financing to all my leads. I think its the best strategy I have learned. I'm here to help, if you have any questions or want to get more info from a different perspective.

So, You have to qualify this seller to see if he is motivated. If his property is In Good shape and needs no renovations, why didn't he list it? What's his motivation? With any deal, it's about numbers. You wonna run the numbers on this deal for a buy and hold, what can it rent for? Start there. If you need help, let's talk.

 Hi Jason! Thank you for the response. I admit, I was not looking to sell via seller financing as it does have its negatives. In this case, the house was in a middle class/ lower middle class area, and the buyer didn't have great credit. We hit it off nicely and wanted to help him so I did. So far, it has worked out great. 

Seller financing provides nice cash flow without the work of being a land lord which I can appreciate :).

Glad to hear Tony, I'm tring to do as many seller financing deals as possible.  The more I learn about it, the more win win situations I see with it. The way things are going now, I would advise you to dig deep into it cause creative financing will keep us rolling through hard times.

Hello, you took the 1st step by taking action! You completed a deal, I also seen it was seller financing.  You should invest again with seller financing.  If you run your numbers, you won't lose! Be patient,  and find the right deal.

Post: Title and survey issues delaying closing

I went through a similar situation with the survey issue in Covington ga.  The survey did not match the title, and also the property was quick deeded over to the son of a father that was passing away. This took place during covid and the survey companys where saying they where six months back-up.  My Attorney turned me on to a company she uses and they got it done in 3 weeks. It took the courts 2 months to do their part, but we finally closed! I'm say that to say, it was worth the wait when I finally closed!

I found Bigger Pockets three months ago as I was researching getting into to the next step of my life, real estate. Since that Early morning in early April, I been glued in like a young child obsessed with cartoons. I'm constantly reading blogs and watching the podcasts, even while im working at my w-2, Lol. There is so much info, and it has propelled me to have the confidence I needed to take the first few steps into a passion I have always had into real estate investing.To simply put it, I feel like a dry sponge, and bigger pockets is a puddle of water on the counter, and Im soak in up all the knowledge.
