I've saw some people recommend to add about 20 percent more in rehab than you expect, I see that seems to be right. did you finance the property? and was the rehab out of pocket? why did you not choose a lender to cover rehab? sorry just curious

Thank you! sounds a bit difficult for a newbie to get the idea when analyzing. I will definitely purchase the book. Do you utilize the calculators on BP? If so, do you use what you learned in the book to make an educated guess on the amount rehab may cost?

Hi,


I'm new on BP and I'm trying to get acclimated with the brrrr calculator. However, I'm having a hard time estimating rehab costs considering I'm a newbie. Im in the phase of just practicing analyzing properties before I plan to buy my first SFH within the next 2 month. I know I won't get 100 percent accuracy but If there's any general rules of thumb or average price ranges for a full rehab. please help. I would like to be analyzing 5-10 deals a day to get comfortable with this process and being closer to starting my first project.
