Banks  want experience, equal net worth, near perfect credit and on and on. There are alternatitve lending  options available with competitive rates in the market. Private Capital is available with Stated Income Loans, Full Documentation Loans with 15 to 30yr terms or 5/1. 7/1 Arms.  There are numerous programs that require less red tape and closing time frames of 30 to 45 days.

I am on the financing side of the business and we do a lot of construction loans in Texas, Central Texas as well. We offer asset based loans based off of the ARV/ Completion Value up to 70%. This would be a private money loan for 9 to 12 months.

Most no recourse commercial loans start around 3MM minimum loan amount, Depending on the LTV and location we may be able get a exception. What is the loan amount you are seeking?

If you plan to live in it you should be able to get a FHA or Conventional Loan with 3.5 to 10% down.

That is correct the only way to get cash out on a investment property is to do a refi cash out, no HELOC.

A notarized document by a notary should be sufficient.

We are financing higher ARV flips above 300K, from the lending side we have seen a increase on deals over 300K. From new construction of townhomes, single family, fix and flip and buy - rehab - hold deals.
