I was joking with my wife tonight.  What if initially cash flowing properties were just a thing of the past?  What if the Real Estate Bulls on the podcast and all the lazy (iphone pics, best and final by Monday) listing agents are right and there will never be enough inventory for the increasing population and monetary supply.  

Obviously we'd all need to pivot to speculative investing.  Speculating on double digit inflation, increasing rents and property values in the face of increasing interest rates and negative cashflows.  I hear more and more of that on the podcast.  Stuff that goes against all the fundamentals and numbers that beardy Brandon used to preach.

I use Envy Property Management;  Husband & Wife investor team,  Tanya and Nick.  They give incredible service and I'd highly recommend them.  It is a premium service, but they cover the cost with savings in tenant retention and holding tenants responsible for things like utilities and pet rent.  Specializing in Ogden and they live and invest in the community.  If you are interested DM me and I can get some referral $ :)

Resurrecting this thread.  Looking for the same (although with a higher price point now).  Duplex in Ogden area - prefer East side.  150-250K,  with decent cash flow possible.  Please DM me if you have property for sale or are a wholesaler.

So if you are a seller in SLC never list in Q1?  Is that true of most markets?

Anyone connected with a good wholesaler in the area.  My biggest apprehension is crime,  not knowing the neighborhoods really well Ogden is the type of town you don't want to make a wrong turn in - figuratively and sometimes otherwise!  One renter even using Meth in your property can cost Thousands in mitigation and set you back on cashflow.  

All the good below market properties I'm seeing are in the bad neighborhoods.

Hi all - 

Don't want to hijack the thread,  but felt like I'm in a similar boat.  I have one property, paid $160 w/ $40 down,  then remodeled for another $15,  brought rents up 40% to the 1% rule.  Comps are prob close to $225-$240.  Was planning to make another purchase this year and hoping to use my 401k but self directed or even loans are not available.  I don't have enough in Savings to pull another for 1 yr+, but itching to build my portfolio.  

Should I refi the existing property (how long do you need to 'season' at the new rents?) What is typical refi closing cost?

Any other creative financing you would recommend? Look for owner finance, HML, partner? I have a potential partner that doesn't have much to invest but is very handy so I'm interested in doing some sweat equity with him - only prob is I don't have the $$$ part :)

Any advise??

Hi Alex, 

Happy Mid Summer to you!  This caught my keywords,  as I'm invested in one place in Ogden UT.  I live in San Diego, but can't make sense of any numbers here - even for a primary home.  I closed in Oct., kept the tenants for 6 mo. then just completed a medium sized renovation that included moving a bedroom from one unit to the other.  They will both be rented by end of this month and I can finally breath.  Hopefully.  

I have a huge competetive advantage in that I have family and friends in UT - boots on the ground.  I'm looking for another one currently and happy to chat if you are ever in SD,  or want a quick call.  I won't be a huge help cause I'm a newb too,  but let me know.  And good job on the early start - Skal!
