My name is James Bourn III and I am owner and operator of Bourn Home Improvement and Repair. I have just started this business and my goal is to recieve my General Contractors license in Ga, but according to Ga law I must have atleast 150k in liquid finances and insurance. Well I have always wanted to become and real estate investor and rehab specialist so i figure I can kill two birds with the same stone. I already have a highly qualified crew and plenty of experience. I am just young and because of that don't have high enough credit to recieve the loans myself. Any advice or references are highly appreciated. I hope there is someone interested in making some money with us. Thank you again James Bourn III

Hi my name is James Edward Bourn III, and I am 20 years old and live in Atlanta, Ga where for the past 2-3 yrs I have been the owner/operator of Bourn Home Improvement and Repair. I have just recently decided on becoming a home owner in my favorite city. I have a desire to do this as soon as feasibly possible, but I'm not sure where to start. I have done some looking around and know the areas I really like and what Im looking for which is a nice 3-4 bedroom 2-3 full bath house with a nice size yard and a Basement. I would like to ask all of you to help me and allow me the privilege of taking and using any tips or suggestions that might help. I have been researching the HUD/FHA 203K Home Rebuilder's Mortgage but am not sure about how to start or where to start even. I am hoping for the opportunity to find a real diamond in the rough I am skilled in all aspects of repair and renovation, but would also like to hear suggestions from you about what renovations are most popular and or give the highest returns. All ideas and tips are useful and would be appreciated. The reasons Im reaching out is because unfortunantly I haven't had alot of business in value renovation and restoration as opposed to just personal taste upgrades and necessary repairs.
