I would set up a LLC and expense as much as possible to lower you personal taxes

Find a local community bank that works with real estate investors as they can hold the loan in house under the LLC. these type of loans generally require a persoanal gurantee but it will not show up on your persoanl credit report

Since you have a re license I would get affiliated with a broker and run the comps yourself

I would check with a local bank loan officer as they usually can do a construction loan and the long term financing.

Does anyone know of a lender that would loan 100% PP if the LTV of the house is 70% or less

Does anyone have a program for long term financing with 70% or less LTV based on appraised value at purchase? Most banks in my area go off the contract value and not appraised value. Any help needed.
