Andy I'm in a fairly similar situation as you, late 30's with a well established full-time career  not in real estate. I have been salivating for years at the idea of making money in real estate and reading books/absorbing as much info as humanly possible. A year ago I began this process via house hacking - a high end triplex (main house occupied by me, renting the basement and carriage house) in the Denver area. Overall the deal is solid, not spectacular, but it served to get me off the sidelines and moving. I plan to make this entire property a rental in a year or so and move onto my next house hack. Once I have 2-3 high end duplex/triplexes I will switch up my strategy a bit.

The point of all that rambling is the first step will always be the scariest.....it sounds like you've done your homework, now make it happen :)
