Thanks for the input.  Thats what my gut is telling me too, but I was hoping to hear otherwise.  

I've come across a investment opportunity, it will be my first flip, and I can't quite wrap my head around if the numbers work or not.  Unless I'm 110% certain I will walk away.

I would love some input here.

Purchase price $225,000, closing costs: 10,750, construction costs: $60,000. Turn around time approx 45 days, and ARV $365,000 (closing costs of sale $18,250). its a 2 bed one bath.

I also do not know what is the best way to fund the deal, should I use my own capital or borrow the funds.

Just signed up for Bigger Pockets about a week ago and I am hooked.  I am a residential real estate agent in Center City Philly, and I love my job.  I'm passionate about anything involving real estate.  My wife and I own 8 investment properties.  I am hear to take in all I can and learn from everyones knowledge and experiences.  If I can help others along the way through my own experiences too, that would be even better.
