As the others have advised, I would recommend a strategy that takes advantage of increasing density levels, driving appreciation and increased rental rates, and thereby ROI. While Lake City is certainly growing, as well as other surrounding areas such as Ocala, at a good rate, Gainesville is seeing such growth and development that it would possibly most behoove you in the area.

Happy New Year Jacob and Duke! I hear you brother. I was in a similar position a year ago, leaving college having worked 3 jobs and saved up some cash. I wanted to get into real estate investing hard, and I had spent a year learning on bigger pockets.
I ended up moving to Gainesville, Fl because my best friends were here, and I no longer wished to follow the path of Orthodontics I was on. So, I found the first property I was ready to invest on and clicked the "ask an agent" button on Realtor.com. It matched me with a Jonathan Abraham, who answered my call in minutes. We set up a meeting, and three days later I was no longer interested in that property, but I began my career in Real Estate.
I went on working 60-80 hours a week, under Abraham's mentorship, and ended 2017 with almost 4 million sold. Real Estate Investing is still a passion and path of mine. Real Estate as an Agent is something I never considered, though I am having a blast and fueling my future investing.
I am at the office now, taking the steps towards making 2018 a phenomenal year. If you really want to work hard, and reap the rewards of your efforts, I would consider becoming an agent as well. Come give us a visit. We are building out a team now and would be interested in speaking with you.

Hey guys and gals! My name is Justin, and I am a 21 year old recent college grad taking steps to get into the world of real estate investing. I've been reading up on bigger pockets and other sites for about a year now, and with the knowledge I've gained, I have a secured a family/friend investor who is wanting to partner with me.
Ideally, my investor would like to not be liable in case of suit or in respect to his personal assets. However, we would be hoping to somehow use his credit to our advantage, considering that I have very little at my age. Our thoughts were to set up an LLC for this protection we desire, but we are unsure about how to secure loans without having a foundation asset of some sort or personally guaranteeing the loan (putting his personal assets at risk?).
Ideas would be greatly appreciated!

Hey guys,
My name is Justin, and I am a 20 year old college student about to graduate with his biology degree. I learned too late that my real passion is business and real estate. I've been following the BP forum for a while now, and am finally reaching out for some advice.
I'm looking to dive head first into the RE game within the next few months. I have a steady, salaried job, but have only just begun building credit for myself. Fortunately, I have family willing to assist in any way to raise my approval to lenders. Additionally, I have a decent stockpile saved for several down payments, if necessary.
Possibly just because of personal relevance, I am interested in the college housing game here in Tallahassee, though I'm not necessarily tied down here. My tentative plan is to purchase a few ~80k, 3 bedroom homes in rapid succession (establishing one as primary residence and renting to friends) and then see where I can take it from there.
I've spoken to a big bank mortgage consultant, and have gotten a promising idea that I can at least mortgage the primary residence through them, but without 2-years of managment experience they will not let possible rent offset debts for additional loans. They have recommended looking at smaller, local banks. Honestly, private investors intimidate me as of yet, and I like the extended low interest rates of the banks. So, I suppose that I will try to work through banks for as much as I can here in the beginning.
There is also a part of me that wants to use my saved money to just go in on a much larger project, but I'm not sure that is the best idea for the start.
