I'm trying to find where, as a member, we can see fillable agreements such as the Bird Dog Agreement.  I see people discussing them in the forums, but can't for the life of me find where it's at.

Whitewright TX
~ 8 bed / 2.5 bath (3.5 counting added-on room for bth/shwr)
~ 4320 sqft house / 2 story
~ New Roof (7 days old today)
~ 1800 sqft metal barn w/own electric
~ $70k worth of solar panels (taken down when new roof was installed - ready to be reinstalled)

Will send more pics on request

Purchase Price: $445k (buyer pays closing costs)
Estimated Repair: $125k-$150k (possibly less with own crew)
Estimated ARV: $715k (based on comps this size around Whitewright/Tom Bean)

My title company is stating the property I’m acquiring “is not curative clear”. Can someone help a kindergarten rookie understand what that means?
