Good call on the HOA's they can really make things difficult if not careful

So I am at 10 units and currently looking to expand into something commercial . I have been investing in Rochester NY but I also have a condo in ATL that I Airbnb.

The condo is my primary home and I rent out a room with a futon haha for about 45 bucks a night. Depending on demand I can adjust the price of the room and I usually make about 750-950 a month off a room.

Based off my current model I am now thinking it will be smarter to apply the same strategy to entire condos in Atlanta and rent them for about $105 a night.

Benefits - million dollar liability insurance , short term (can check on property) , debit card and gov id on file, payment with 24 hours.

What do you guys think?

 Ive had pretty good experience since I am familiar with the areas. Rochester has some of the most attractive cap rates in the nation. The rental market is thriving and the market is shifting upward. I typically buy in low crime areas and havent really had much trouble with tenants.

I say lets go for it. I am looking to scale up to something commercial in that area. 

Anyone working on any Commerical Properties in Rochester NY?

Rochester is very inflated at the moment but I have scored some really nice deals in the maplewood district recently. Any recommendations on rehab guys?
