I need a reliable licensed general contractor in Cincinnati, 45227.

I have a management company but they have been taking so long to give us a quote for a new rental in Cincinnati, 45227.  We have done an inspection and need 

1. Painting of front porch roof- metal

2. Fixing ceiling in kitchen ( few gaps of the ceiling boards) 

3. Patching holes in the walls and painting as needed

4. Back porch floor and railings need to be pressure washed

5. Caulk tubs, Install shower curtain rods and fix floor on 2nd floor bath

6. Stair carpets (steam-clean where possible)

7. Smoke alarms checked and replaced

8. Basement - replace old cast iron stack

So if you help with your advice that would be great so we can rent it out ASAP.

We looking to expand our rental portfolio and need a reliable - Estate agent & Management company in Cleveland, OH.

We currently looking at a few properties in the Shaker Heights, OH, 44121, and would appreciate your comments and other up and coming areas.

Starting with Duplex's and will expand into Multi in Cleveland

Thanks Mike, very true. We initially thought the appraisal would come in at $128/130k, so we offered $124k. Through a mistake we now realized the appraisal is $122k, $2k under our offer. As mentioned we know it needs up to $6k of work. Do I negotiate lower ($116 to $120k) and is this penny pinching, or just good finance? It seems we would get $1200 rent = 1%.

This is a newbie question trying to learn the true value of a 'so called low' appraisal. We offered on a new rental property and it went under contract. Using the BP calculator it looked all well, then the appraiser came back and put the appraisal about $2k under our offer price. The property is in another state but our agent reckons it is still good. My gut tells me to offer at least $2k under appraisal at least (we got about $5-6k worth of fixing to do in next 3 years). Question - if our agent and broker says appraisal was too low, do we accept their word or negotiate? Is a rental purely cash flow or is it prudent to look at the possibility if we need to offload the property in the next 3 years say at the appraisal? Over analyzing....

Thanks for the warm welcome and love the openness / willingness to share on BP. Nearly closing the first rental property and simply soaking up all the advice we can get, learning learning and more learning. Finding time just to go through all the amazing material is a good challenge. Already starting to look at possibly BRRRR'ing a triplex / quadplex and moving into a unit (no landlord'ing for me thanks).

Is that advisable to use as a stepping stone and too learn?
