Thank you all for your answers, I really needed that advice. I'm definitely going to be getting my RE license in order to show the homes I don't own to tenant buyers. For now I'll stick to the wholesaling aspect of it all until I'm able to get my license.  Thank you all and congrats on your current and future success in Real Estate (: 

 Thank you Brian for answering my post. My question for is are you saying before i get into lease options i get my sales license and collect my assignment fee and once i have the license, to stick through the process of land lording a tenant myself?

Thanks Marlowe, i think i have one in mind that i could ask a few questions about the legalities of lease options. 

Thank you for your post Brian and I will take that advice, however I want to be able to do this without a sales license, until I'm able to get one. Plus people such as Wendy Patton have been super successful completing lease options, and I can accumulate a vast amount of properties generating income every month. My problem is doing it right and understanding the risk I'm taking legally. I believe my paperwork is fine and maybe I'm just overthinking it all.
