I'm in the Philadelphia market and I'm looking at two properties that have CMX1 zoning. Both would need pretty major renovations but I have experience with that. One of them would be 50% commercial space and 50% residential while the other one has a variance allowing 5 residential units and 1 commercial unit. 

I'm just struggling to find companies that would lend on this type of property. 

I might need to focus on private money instead.

Does anyone know of a lender who will do commercial mixed use loans for purchase and renovation under $1M?

I'm under contract for a duplex in Port Richmond. It does not have the proper zoning but it is build out correctly. It has separate gas, electric, two hot water heaters, etc. 

Has anyone been successful in going through the variance process and do you have any tips you can provide? I'm thinking of using a lawyer but I'm curious is I can save the few thousand dollars and do it myself.

I've had success partnering up with some of the major national wholesalers. They take a good amount of your profit but getting some money for a deal is better than just having the contract expire.

HI Everyone,

I've been wholesaling for a little while now and am focused on expanding so I hired a 3rd party dialer. All the companies I interviewed said they prefer a dialer called ReadyMode so I signed up. I've been using Batch Dialer myself and when I mark a prospect as "Do Not Call," it is automatically marked that way in Batch Leads. I'm now realizing that this will not happen using the other phone system. I know there is a better way to track this than manual into Batch Leads. I tried Zapier but it cannot do what I need. Does anyone have any other systems that work? Thanks!

The Phila.gov website says this is needed to get your wholesaler license:

Insurance

You must provide a Certificate of Insurance that includes the minimum amount:

  • General Liability Insurance: $1,000,000 per occurrence

I've heard Google Ads are good but its very expensive.

Generally, title will take longer than that to approve but, you can amend the contract with the seller to move it up. That's assuming they don't have any problem with that.
