Ross, thanks for the reply.  Maybe sending the calculator link only works for subscribers? (I'm not yet)..  It's funny, just posting this publicly has been cathartic and revealed how mediocre (bad?) these numbers are!  How much I may be straining just to buy something.  I may need a new angle on searching..  I suppose this is part of the learning process..  Let me try a screenshot here..

So, looking at my own deal, ARV is actually lower than our total project cost - yuck. And, 3.69% on $78k is looking very sad indeed. The areas we have been looking in are very good areas, great tenants, and strong appreciation possibilities (but that obviously cannot be counted on). Eager to hear your thoughts. Thanks, Jon

Hey all, quick post first post here.  Thoughts on this deal?  We are focusing on nicer areas in San Antonio and have looked at many houses (40+).  It's a seller's market especially in these areas and I don't feel the numbers are great, but ok... looking for feedback.  Our strategy is long term holds.  This is our second property.  I'm in danger of analysis paralysis after looking at so much, and the numbers on many houses in the areas we are looking in (north, north central, northwest) are in the end very similar:
