Hi Guys!
I'm working with a individual who is interested in investing in the RV campground that I have under contract. He realizes the CRAZY earning potential it has based on the current market rates that other campgrounds are getting near us. And they are ALWAYS booked with serious overflow business that we could tap into. We are looking at a structuring a 50/ 50 JV partnership. My contribution...I'm bringing the deal (the opportunity) to him, I have the concept with tons of pics of the type of product that we would build out (RV sties and cabins), I've done all the due diligence, and will do all the work getting it improved, etc. I'm putting in sweat equity. He's bringing the money....50 to 100% of the cash. He's good with all that, and our split. However, he has been burned in some of his past investments with others and swore he would never partner with anyone again. However, he loves this deal...and knows, likes, and trusts me. However, he wants protection. I totally get it! I want that too! Do you have any ideas on how to structure the deal so he is protected? Let me know if you have any questions. I definitely like development and especially the idea of buy and hold properties such as the RV park I'm working on now. Love the idea of residual income! I'm looking for an investor and / or private lender. Know of anyone for an RV campground?

Hi everyone! Wanted to introduce myself. I'm new to Bigger Pockets but not new to real estate! I've been a real estate agent for many years working with developers specializing in mixed use development, land, and condos. I'm very tenacious and have an eye for looking at a raw piece of land or dilapidated building and seeing the highest and best use for the property. So, I was the agent who took these opportunities to my developers and they would jump on them! I always went above and beyond the typical agent duties by getting very involved in the due diligence, dealing with county/ city planning and zoning etc, for two reasons, because I loved it and to help ensure my deal would go through by providing as much information to my client as possible to help them make a quick and intelligent decision. My best year was selling $142 Million in 2005..and being named the "No.1 Re/Max Commercial Team in the World." But selling no longer feeds my soul. I'm finally sitting on the side of the table I've always wanted to be on....as the investor/ developer! And, taking advantage of these great opportunities that I find, and used to turn my clients onto, and doing them myself and with you, perhaps. Yes!! So, I'm fairly new to the investment world and am learning a lot although I have purchased in the past an office building, rental condo, rental home, and rental townhome. I am now working on a fantastic opportunity that I'm so excited about.....an RV Park...this baby has the potential to be a cash cow!!
