@RebeccaCirisan thanks for the feedback that's good information. Regarding the back end, I am still building capacity on back end operations. Currently, I can support up 5 contracts, 50 units. 

@teddysmith, are you able to speak to how many units on average the property owners you speak to need management for?

I would love to start my own property management company. However, I'm not sure how to find clients. The business model would be to provide property management services to first time investors and landlords with small portfolios 3- 20 units. The focus would be to target individuals who want the benefit of owning investment property but want none of the management responsibility. A unique feature of the service would be that owners could opt to customize the level of services they want to hire out to my company. So for example, if they didn't like the maintenance aspect of managing the site but wanted to maintain control of paying the bills I could create a service package to meet that need. 

Any suggestions on how to find potential clients?

Appfolio or Buildium. But it depends on the size of your portfolio. If you have a larger portfolio or have properties that have a subsidized tenant is you may want to start looking at the larger platforms, Boston Post, Yardi, Onesite.
