My business partner and I are looking to move our office into a new space in New Hampshire. The monthly rent is $1,200. The landlord is asking for $2,800 as a security deposit.

 I own residential property in NH and the law states that a security deposit cannot be more than one months rent (or $100), but I am not sure if that translates to commercial real estate, as well. Does anyone have information on this?

This is the first building my husband and I have owned, and there was some miscommunication at the beginning. I posted the ads for the apartments, which stated that there were two spots available only during snow emergencies, otherwise they would have one spot available to them. He wrote out the lease and wrote in 2 spots. At first there was no problem and they only used one spot, then over the winter we allowed them to have an extra. Now I have asked them to return to the original arrangement and they are saying they want to keep the two spots, and the lease says they get two spots (it does not specify when). Is there anything I can do here, before their lease is up in June, or are my hands tied?
