I am a new agent. I have considered wholesaling before I got my license. If this breaks any real estate laws that I am unaware of please let me know or anyone else please chime in and let me know. I understand how the contract assignment works. Most people in my network do not even know what wholesaling even is. So to ask questions is like deer in headlights. I love this market because I am looking to invest as well. From my understanding as long as there is a contract signed by the owner agreeing to sell at a set price, the buyer and or assignee has equitable rights to the property. As long as everything is disclosed that it is a cash only contract assignment a Realtor should be able to create a short term exclusive agency agreement.

@Tim Johnson I was looking at some auctions which would require the money to be available faster. If the numbers work it wont matter on a flip. Once I do a flip I believe I will be in a better position for a buy and hold property.

Looking for my first investment. Some lenders want to see a few under my belt before they will lend. Others want a crazy high interest and 15 down. Its making it harder to crunch the numbers to make a great deal work. Does anyone suggest a lender with a success story?

Hi everyone, Im looking at getting my first investment started. Im looking for people to network with such as wholesalers, contractors, lenders, property managers and anyone else that are are looking to connect to talk about real estate. Im hoping I can meet some wholesalers in my area or someone with some great deals that need some rehab. I My first property I am preferring to be near by Myrtle Beach SC and surrounding area. I plan on doing some rehab myself, but I could use some great contractors to help me through this flip and hopefully many more.
