About 15% cash on cash return

@Corey Chonsky $400 annual HOAs, no other owner paid utilities. I've been watching the MLS and there hasn't been anything that will cash flow in our area over $400 monthly that doesn't require a complete Reno or is in a questionable area that would attractive unsavory tenants.

I went to see it the day after it went on the market and there where 4 other parties waiting to see it. Booming area and stuff priced at or below market are very competitive.  Was trying to be aggressive. Thoughts?
