Russell Gronsky There are plenty of secure and efficient options for getting your guests checked in/out that do not require a physical presence such as wifi enabled door hardware (LockState) which generates a fresh code for each guest.

Edward Seid if her calendar is booked solid for 2 months out, then her nightly rate is too low. I think you could do better than your projections. Airbnb has treated me well for the past 5 years. Just learn more about the regulations before jumping in.

Juan Diaz I've been an Airbnb host since 2011, and I disagree with some of the blanket statements you made about the company. Like others who have responded to your post thus far, I have had quite the opposite experience with both my guests (280 total reservations) and Airbnb as a company. Airbnb has gone to bat for me more than once. The income is good, and guests respect my property. I love everything about hosting on Airbnb.

Kevin Nalley Will do. Thanks. Anthony Ford It's a beautiful, historic home that has been ignored for decades (zero preventative maintenance). I hear what your saying about existing tenants, but the current setup is not ok. We want to restore its beauty and build equity while improving the block's attractiveness. We have a vision for the property and are going a different direction.

I am expecting to close on a multifamily property in Louisville, KY later this month and plan to remodel all units immediately. 2 of the 3 units are occupied and have month-to-month leases. As soon as I close, I was planning to send certified, signature-required termination letters (30 or 60 days) to the tenants. Is that sufficient? How does rent collection typically work in this scenario? Thanks!
