Post: Where To Invest For Best Cash Flow?

Hi all, had a random question. I have some money to invest and just want monthly cash flow. Where would you think is the best state to invest for longevity/safety/limited environmental issues like flooding, tornadoes, extreme heat etc aren't a problem? I have a full time job and have been saving for a while. I'd like to invest in some multi-family properties that brought me in a nice monthly income and slowly appreciated. Any ideas?

Hey all I had a question. So I currently owe $375k on my condo. I have a 3.375 30 year fixed rate. I called my lender about refinancing and they said I could refinance to a 2.8% interest rate IF I added some points on to my mortgage. The cost of those points would be 10k added to my loan, but by refinancing at this rate I would save $160 a month and a lot more in interest down the road once the initial 10k they charged is paid off. Is this a no brainer to refinance or is there something hidden here I’m unaware of? currently if I rent this place out with piti and hoa dues id be losing about $100 a month, so it’s tempting to refinance to a lower payment since this will be a full time rental soon and it’d be nice to cash flow a bit. Any suggestions?!

Hey everyone,

So I've done two direct mail campaigns to neighborhoods and haven't seen too many calls. I know I need to do it a few more times to generate leads, but was wondering if anyone had used a postcard in the past that REALLY worked well? Any ideas for design/copy? Thanks!

Hi everyone,

I have a few vacant homes on my street and I found the owners name and the parcel number of the house but can't seem to find any other info on how to contact them. Any ideas on where to look? Is there a good way to go about this?

Hi everyone,

So I've been trying to get rid of a mobile home and I hired a realtor who said he'd help me for a $2,500 flat fee. He failed to mention that he was also tacking on about $4,000 in charges on top of that. It's my fault for not combing through the contract, but it's my first time doing this and he swindled me. If he were to sell the house, he'd be getting around 20% or more of our profit which is insane. The home is only worth around $30,000. On top of that, the guy has been a total idiot, never responds to my calls and pretends like he is above us and we are just idiots. Can I get rid of him legally without paying him a dime? He claimed if we wanted to part ways I'd have to pay him $2,800 to reimburse him for advertising costs. The whole thing is a nightmare. I feel like he has really failed to help me and is avoiding even talking to us. Any suggestions?

Hey everyone,

I’m trying to sell a mobile home and I hired a realtor since I couldn’t make it to show the house during work hours. I send her leads often to follow up with. I found out she was taking my leads to my house but also showing them other homes she had listed. Would that be considered bad practice? Since they are my leads I feel like she should only be showing them my properties. Am I being wrong in thinking that?

Just looking for some simple advice on my first landlording experience. I'm renting out my small one bedroom condo for a year lease. Any help with contracts, deposits, etc. would help a lot! Not quite sure what the standard is?
