Working on a flip project and I've got a roof that needs some repair work in Edgewater, Fl. Anyone have a recommended contractor in that area?

Hey all.....I'm sure there's some flippers/wholesalers in the Orlando/Kissimmee/Disney area. I'm looking for a 3/2 home to move my daughter in to and use as a first investment property for her in that area. The place should be within 20 minutes of Disney, can be a a condo or house. Should be a lipstick renovation and be able to be picked up all in for 75% ARV. She will be renting out 2 of the rooms and the goal monthly expenses (PITI, Capex, HOA, etc) is less than $1200 monthly. Let me know what you've got.

@Andrew Johnson Do you find that the increased management is local to your area or general throughout the country for vacation rentals?

I'm looking at a couple of properties I think may be good candidate as vacation rentals.  Does anyone have a good model they follow for vacation rental investing that they recommend?

What is TI ?

No lease yet, but the tenant who is interested would be a long term lease with a corporation.  So far we are putting together a short term that would segue in to the long term lease while numbers are put together for build out.  They are dealing with a board of directors so they don't get to decide things quickly.

New commercial RE investor and need help figuring out how to add buildout costs to the price per square foot rent for the new tenant.
