Recently placed an ad on Facebook to rent a 2 bed 1 bath house for $600. Kind of a bad area. That is why I put the rent so low. 

My Facebook account got blown up with response. As much as 200 people responded.

I think I asked too little for rent. What should I do now?

I am fairly new to Bigger Pockets and Investing in general. My brother and I are looking into buying a home using the BRRRR idea. We are not sure how to go about figuring out Occupancy Rates for the area we are looking at. Is there a web site or even a tool on Bigger Pockets to be able to figure that out?

How important do you think it is to know the occupancy rates for the area and is there a rule to go by. Would appreciate any help I can get.

Yes I do, but even in that, stuff seems to come up later. Examples: Did not realize $500 tax bill was important so did not mention; Found out they needed more proof of time in employment; No, 34 hours does not mean "Full Time"; Decided after a month of showing, they changed their minds and want to rent; Champaign taste with Beer budget, etc. I know some of that is probably sales skills that I can work on.

My name is Jeff Cass. I am a Real Estate Agent with Direct Path Real Estate Advisor Team of Wainwright & Co. REALTORS in Roanoke, Virginia. I am in my second year of being a Real Estate Agent working as a Buyers Agent and am looking to go into the investment side. Not only to help out my current clients but also for my own needs. 

Although I enjoy working with people, I am realizing that I am getting tired of deals constantly falling through because of someone else's financial problems. I have only sold 6 homes this year while I have lost probably close to 15 because of people backing out or financial issues that were not initially seen when interviewing them. I do not want to rely on my clients for my financial well being. I want to take control of it. 

I feel like I have a better chance of that if they are my homes and my deals that I am working. So looking forward to what I can learn on Bigger Pockets and eventually what I can offer to others.
