the rent won't change,  but the renter may stay longer with some work in there. If you're doing the work, maybe do the moulding then paint, add new pullsIf I were to replace the appliances,  I would go used stainless. I would possibly do laminate counters from Menards. Maybe a backsplash if I got some cheap (<$4/') mosaics.

yes canton or Massillon ohio you can find properties that will rent for 550-700 a month. They may need a little love but you can be all in at 35-40k  I try to be all in with at least a 3% rule.

As long as you screen well, and if stuff comes up that needs addressed,  ie not paying rent,and you don't mind the confrontation, do it. 

 I've known people that handed it off at day 1 unit 1. There's a podcast about a guy who managed 200+ because he was young and didn't know he shouldn't.  

 I agree, very few major emergency calls. When you place your tenant, show them the water,electric,gas shut offs. If they shut off the source, chances are it can wait.

I'm pretty stocked up for now. I usually buy value adds in sw canton nw North of 12th and anywhere in Massillon. 

  Are you aware of the screia breakfast at Athens restaurant? It's Wednesday at 830 am. Open to non members.  There's usually some investors in the room

I drive a 2005 grand caravan. It's a bit ragged. I will trash it, it's what I do.  Nice car, pos, makes little difference. I try to get about $100/mo  out of a vehicle. I paid 2200 about a year ago, she should make thr mark.

it's frustrating for sure. Keep in mind what I believe  Dolf Deroos said, the deal of a lifetime comes around about once a week.  There will be other omg deals. I can promise  you that.
