I'm wondering how other investors find private money for a good cash flowing deal. How would you vet them too?

Ie: I have a cape in North End of Bridgeport CT locked in cash flow after PITI and all other expenses is around 600+/mo. I am looking for Private money to cover 20% down, approximately 60k. Can repay from cash flow and put on as 2nd lien. Open to fair terms.
