 Yes good point. There is one other property available to rent in my neighborhood, but that could be a special circumstance. I honestly haven't seen any properties up for rent in the 6 years I've lived here, so might not be allowed. 

As for DOM, the average was about 5 days a month ago, but now there hasn't been a pending sale in about 2 weeks for any home in my area. I would guess it's closer to 20-30 days now.

Yes, photos were professionally done and look great. House is staged and also looks great and depersonalized. I am in a bit more of a rural area in washington state, so there is not too much rental demand. But something I can look into. My house is in an HOA gated community on a golf course. The neighborhood is geared a bit more to retirees than younger people. That's not to say younger people don't move in here.

Hello, I am new to the forum and am looking for some advice in selling my house. My house is currently listed on MLS. It was listed a week ago and my agent and I decided to list it for a price just under the comps in my neighborhood. After 4 days we had zero showing, so I had my agent drop the price 6%. we did an open house the following day (Sunday) and only had 1 couple show. I am realizing how slow the market is getting and it gets me worried.

A little background: I offered on a new house and the seller accepted it. The new house is very much my forever home and I am very motivated to move in. The sale is contingent on me selling my current home and I have about 30 more days to get it under contract. I want to clarify that, while it would be nice to cash out as much equity as possible, I am not treating this transaction as an investment, I am treating it as a quality of life change which I value highly.

any advice would be appreciated and I can supply more info as needed.
