I have not used it personally but you must always be skeptical of sites that have spelling errors. Kind of makes you wonder who is running the ship. Did you try the site? Any luck?

Thanks Mike- I have done 203k's for customers in both of those towns- great areas. I am actually looking on here for deals for me as an investor personally though!

I am looking to build my network and part of my strategy is to buy and hold so I was lookign for reputable property managers. Can anyone recommend one in the South Jersey area or even Philadelphia? I am right outside Philly and Philly is also an area I have interest.

Thanks Michael- I actually do a fair amount of business in your town from a lending ascpect. I work with agents from the Coldwell Banker offices in Westfield. Great area you have up there- very similar to Haddonfield in my area.

Hello BP-

I just decided to join and become a Pro member. I have been in real estate as a mortgage lender for 10 years but have decided to expand myself into the other side and now want to be an investor, rehabber and developer.

As a mortgage lender I cut out a niche for myself as a renovation lender. I run a division of a company that had focused on FHA 203k mortgages for 4 years and we are now starting to roll out conventional renovation loans as well.

Forever I have wanted to get into investing but my experiences had been bad- I currently own 3 properties- my primary which I had built for my family and we built this one right and have lots of equity already- however I have 2 other loser properties that are underwater but I am holding them and renting them out.

I came to BP to learn to find the right properties to buy and hold and flip. I am looking for investment deals as I have cash to buy quickly and do not have to rely on lenders (like myself :)). I have already listened to about a dozen of the podcasts and I am truly able to say I have learned an amazing amount of information already.

I have a passion for real estate from all angles and I love getting up in the morning to go to work as I love what I do. I will say that because of that passion this is a natural segway and I am so happy to have finally decided to pull the trigger. I have 2 boys under 2 and I am wanting to create a life that lets me enjoy them and be there when they grow up versus being at work all day. I by no means have any desire to not work as I will till the day I die however I would like to get to a point where I can do it on my terms and leave my kids a business should they want it.

So lets get ready to roll and I am extremely happy and proud to be part of this community- I am a sponge and will take all advice, mentoring, consturective criticism, whatever to achieve my goals- thank you for allowing me to be a part of it and I look forward to connecting with all of you!!!!

That is a Fannie rule and not just on HomePath. Your lender should have done the homework upfront and asked to check your asstes before even letting you make an offer. HomePath is tough as many lenders are not experts at it. Do you mind me asking- was this a HomePath or HomePath Renovation?
