Hi Corey, I live in the Dfw area but grew up in Texarkana and lived in tyler about 12 years ago when I was a newlywed. My question to you is, if you were able to find a cheap enough lot, would you ever consider building a duplex or triplex as a long term rental? (LTR) Land and lots are way to expensive to consider this in the Dfw area. I’ve thought about this idea for a while now. What are your thoughts on this idea?

Let’s say that money wasn’t an option for everyone investing in the real estate market. Would the majority of people bypass the SFI market and invest mainly in the multiple family units or passive investing since the returns tend to be better compared to SFI?

I’m fairly new to BP and wanted to know what the difference between multiple family unit investing versus passive income investing? I’ve heard both terms used before but wasn’t quite sure if these terms mean the same thing or if they’re different?

I have a neighbor that has a house here in Flower Mound that was built in 1980. It's a 3/2 and is 1965sq ft. My neighbor doesn't won't to get a realtor involved to sell her house. The comps in the area are going anywhere from $275-285K. She told me that she would sell me her house for $250K as her bottom price. Granted I haven't seen the inside of her home but according to her, she has really taken care of the property. I don't think there's enough meat on the bone to BRRRR it but I don't have the funds in my name either for a flip. What would y'all do? Should I turn this over to a wholesaler and get a finders fee? I would like to somehow some way make some sort of a profit from this home? What should my next move be?

Thanks so much for your comments. I grew up in Atlanta, Tx but now live in the Dfw area. It is so competitive here in the metroplex and thought about doing some things in East Texas. Let’s chat some more next week if you have time?

Does anyone have any experience investing in the Texarkana, Tx area whether it’s been a flip, or a buy and hold?
