I would have to say dirty blinds are the tenants responsibility to keep them dusted or face cleaning fees. Most of my units have more expensive 2" blinds that run from 30.00 to 60.00 per blind so if they are dirty from not dusting the tenant has to have them ultrasonic cleaned. This will make them look like new and runs anywhere from 10.00 to 15.00 per blind.

I have had one tenant burn out a ceiling fan because it was so dusty that when it was cleaned enough dirt went in the motor to stop it from working.

We use Home Depot life time warantee paint so if a tenant puts holes in our walls it's a 25 dollar fee per hole and if it's scratched or dirty they are charged regardless of how old the paint is because it's warranted as long as I own the home and it's not damaged. ( The tenants are told to hang items on the wall with Command strips ) I use them in my own home and they work well.

Our laminate floors carry a lifetime warantee as well so if there is wear or damage from not caring for it the tenant is buying a new floor.

My father was a contractor and recently retired, he built my sister a 1400 square foot home on their ranch, it cost 160,000 for the materials and all the permits. Labor not included!

My grandfather owned all the houses around his personal residence and was never bothered, I have a friend that her parents purchased their entire court to control who lived there same thing no problems.

It depends on where the home is located, if it's in a place like the central valley California where the soil is mostly sand septic tanks will work even if it's just a hole in the ground. Typically the single drainage line is no more than 40' at the most.

If it's like where my sister has a new home with clay soil they now make you put in an elaborate pump and two tank system that needs inspected every two years charging you 250 dollars each time. I find this very interesting since her home is on the same ranch as where my parents have lived for over 45 years with a normal tank and 200' lines that works great.

I currently live in a small town to facilitate my 5 year investment plan. I network quite a lot with the locals so I know a few people and have them on Facebook. In a town like mine if you know 50 people chances are one of them is friends with with almost every other person in town that has an account.

Recently I have started using Facebook to see what kind of people these are that inquire about my rentals. Needless to say many get turned down now for being on Darwins list.

Here is one recent wall post by a young hottie wanting to rent my place.

"If I'm balling all u around me will be stunning believe dat!!.. Stuck $$$ dnt make $$ lets move it"
Can anyone even decode this for me?

Or this one? 
"Sheesh I feel dumb *** high and haven't even put it in the air yet....... Ohhhhh duh is cus I'm eating a brownie kanaka *_*"

 There is no way would I let her in my place because I know she is a party chick by her Facebook posts. Thank you Facebook!

Try it just type the prospective tenants name in on Facebook then look up their information to see if the email address matches the one that inquired about your home. If it's a match read their wall posts or even some of their close friends that posted and you will get a good feel for what kind of person they are.

Send the police every time that nut job even raises his voice, document everything. If you have to, resort to telling the police you think you saw him selling drugs, they will check it out if they are not lazy like many cops now and if he is using will get busted and jailed. At the same time if he stole anything it will be found in his place and he will be locked up for that.

Im working on a place now and I hear from neighbors that the house behind mine has drug users in it that stay up all night every night and are out back drinking anytime they are up. Yesterday these idiots were throwing a machete at the fence next door while drinking and there are kids next door in the pool! I called the police, they took the weapon and hauled one off for warrants.

They have beautiful ceramic coated tin roof material now that is even used on some high end homes. Personally I love the sound of the rain on a tin roof. I grew up on a farm with a large modern barn and us kids would play in the hay loft, many times that sound put me to sleep. I would love to own a home with a tin roof but that's just my experience.

This is what I did in California. I told the one moving out the one staying was responsible for paying the deposit back to them once she moved out and I needed X amount of money for the deposit on that home. The problem I had was the one that moved out first had snuck a puppy in and it urinated on every floor and chewed it's way through the entire deposit. So in the end after all deductions the second tenant received .86 cents!

This is why I don't allow pets, I have one of the best trained dogs and she has had an accident twice in 8 years that cost me.

I think if you keep good tenants there should be no problems, my setup has nothing done that needs permits including the free standing storage rooms in the garage because nothing is attached to the home.

The home would be furnished with furniture that will hold up well to hard use, I build artistic metal furniture I sell sometimes that is pretty much unnreakable.

Even if the city were to stop you from renting this way it's only one house and it can be put into regular rental use. I rent in seven different cities close to each other so chances of anyone shutting down my operation completely is zero.
