The BO issue and "gymnastic" is amusing. I screen my tenants, but I don't know if there is a way to tell if a tenant will smell bad or execute stylish moves from a credit report. Lol.

I am not familiar with Rently Box, but that makes sense what Thomas mentioned. Tellus has an application/screening built in together.

That's probably up to you since you have the warranty of habitability to follow as the landlord. Also, what's in the lease? There's another TX landlord on BP who said they have language like this in their lease: "Our lease has had the term "any additional or periodic pest control is the responsibility of the tenant..."

Not a big deal if the bones is good. A nice cleaning and throw in a cute rug. Essentially, I'm in the same camp as Cole Raiford. Okay...
