My understanding is VRBO is the best for houses and Air B&B is best for condo hotels. I plan to list on both and also Google Vacation rentals. Thanks for the post

Thank you everyone for the great advice. I do feel confident in my choice for my first STR. It is in a popular condotel on the beach in Myrtle Beach that is a popular destination year round. The hotel boasts a lot of amenities including an indoor water park providing incentive for winter travelers who want a vacation from the cold. The condo has a great rental history and that is with it being outdated, so the upgrades I am planning will boost the earning potential. I know I have a lot of work to do to get it going and build my hosting ratings so I am looking for any tools that will make my life easier. I am of the mindet you need to spend money to make money yet I want to remain balanced in this endeavor. A little advice to anyone following who is new and thinking about jumping in, ask Bigger Pockets to hook you up with invetor friendly agents who know the STR world. That is how I found Brandon Kunesek and he presented the business case for each condo and building he recommended looking at. He was focused and knows his business. He also is helping me find the members of the team I need to be successful to manage the property. It helps to have a realtor who specializes in the investment strategy you want to employ. I just always like to do my own research. trust but verify.

Software wise, I use Hospitable. From my experience, it's incredibly user friendly and is one of the best at guest communication. It made it sooooo easy to have message auto send to guests when they book and a few days before check-in. You can set up auto responses to common questions you might be getting. They also pair with most price optimization sites super easily and you can control a lot of the homes smart devices. It's made our first year in the STR space way less of a hassle.
We haven't gotten into the direct booking game yet. We have one property and currently working towards our 2nd, so I have a hard time justifying the cost and time and spent to create a separate booking site. Airbnb and VRBO spend a ton on marketing and I'm ok taking advantage of their ad spend for now. I plan to start using direct booking once we have more properties in our portfolio.

For those who are currently self-managing their vacation rentals, what software or processes do you use? Do you have a website? If so, what percentage of direct bookings do you receive? I am purchasing my first beachfront condo and looking to network with successful hosts. Thanks in advance for any information.

Has anyone used "All The Leads" to find probate deals. I noticed a post several years ago but the last response was 5 years ago so I was wiondering if there was any new info? it seems most investors are fighting for pre-foreclosures and other off-market properties but not too many work on probate. I think this could be a good niche' for me but was wondering if the lists they sell are worth the money. Any insight or advice would be appreciated.

1. How did it impact your business (ROI)
2. what company do you use? Have you been satisfied?
3. What companies should an investor avoid?
